Brookhaven, Georgia is rewriting its citywide zoning code, including density bonuses and mandatory inclusionary zoning in one of the new code's overlays.

The city of Brookhaven could be an early adopter of inclusionary zoning in Georgia.
"The proposed Buford Highway Overlay included in the [Brookhaven's] rewrite of its zoning ordinance will require developers to set aside 10 percent of units in a residential project as 'workforce housing' as one way to address gentrification along the international corridor," according to Dyana Bagby.
"Density incentives for developers are also proposed to those building more affordable housing," adds Bagby.
The city's Planning Commission will consider the proposed citywide zoning code today, September 5, before passing it along to the full City Council for a final vote expected on September 26.
