In the first of a two-part series, PlaceMakers’ Ben Brown interviews housing guru Arthur C. Nelson on the sweeping demographic changes complicating the housing market.

A few highlights from the U.S. housing market:
- Home ownership peaked at 69% in 2005
- Single family detached housing grew half as quickly in the 2010s as it did in the 2000s
- The demand for smaller rentals in walkable places is growing
- Covid destabilization continues with encampments of unhoused residents
“We’re already seeing impacts of a supply-demand imbalance in popular metros struggling with housing affordability. We tend to frame the crisis in terms of economic inequality.
