The revitalization plan calls for a transformation of Columbia Pike from a strip-mall, car-based suburban eyesore to a commercial and residential center characterized by smart, urban architecture and walkable, tree-lined streets. ... The form-based code on which the plan is based specifies preferred building styles and sizes -- for instance, buildings immediately on and a block or so off Columbia Pike must be at least three stories, but no more than six stories and must front the sidewalk. Parking, now often right off the Pike, must be behind buildings. Think Old Town Alexandria meets downtown D.C.
