When the Naval Air Warfare center closed in 1996, borough leaders faced the possibility of redevelopment of up to 1/3 of the entire land area of the historic village. "Hoping that buyers attracted to the town's Victorian style would also share the town's spirit, borough leaders struck a deal with developers: Ivyland would accommodate zoning changes if builders would make the houses look Victorian."
