As sprawl has hit the wall, places like Fremont, CA are looking to convert aging strip malls into mixed-use developments.

"...Fremont plans to rezone several of its aging strip malls....Conversions like these are part of a nationwide trend. But they are particularly significant in Fremont, the Bay Area's largest suburb, which has long struggled with urbanization."The rezoning allows property owners to consider a variety of uses, including residential, and will lead to the demolition or rehab of aging strip malls to accomodate infill development. "For the city, the rezoning of aging strip malls allows it to meet state housing requirements while reconciling the lack of developable land. In doing so, the rezoning also runs counter to Fremont's past development legacy of having distinct areas for housing, commercial and industrial uses."
