Inclusionary Zoning Comes To Madison

New housing projects in Wisconsin's capital must include affordable units.

Four proposed housing developments are up for approval since Madison's new inclusionary zoning law went into effect earlier this year, with another eight housing projects in the preliminary stages of discussion. Developers are learning how to come into compliance. Under the ordinance, at least 15 percent of housing developments of more than 10 units must be affordable to households earning less than the county median income. Mayor Dave Cieslewicz--a lead player in the city's effort to adopt mandatory inclusionary zoning--predicts that the law could produce 200 to 300 affordable units this year.
