"In a pattern of retail Darwinism repeated across the country, middle-aged malls give way to bigger, flashier malls on the suburban fringe. From the Town and Country Mall in San Jose, California, to the Dutchess Mall in Fish-kill, New York, hundreds of first-generation malls are closing. "There are a lot of dead and dying malls," observes Steve Bodzin, communications director with the Congress of New Urbanism (CNU) in San Francisco.
