With Metro holding the winning ticket to build six million square feet of development around LA's landmark rail hub, an Urban Land Institute panel convened to envision "how a present and future Union Station can better integrate with the surrounding areas of Chinatown, Little Tokyo, Olvera Street, the Arts District, the Civic Center and the Los Angeles River." Metro is in the process of holding its own design competition but it never hurts to get a second opinion from ULI's experts.

Ideas for the site range from the inspired - turning the iconic Moderne, Art Deco and Mission/Spanish Revival station and the surrounding area into a model of sustainable transit-oriented development for the region or a pedestrian friendly economic and cultural hub with complete streets respectful of the lives of LA's low income residents – to less august ideas seemingly designed to spoil the neighborhood such as a Union Station adjacent amusement park-like mall similar to the one built in LA's Fairfax district.
