Following the CMBS boom, mezzanine financing became a force of its own in recent years: In 2001, over $50 billion was invested in real estate through mezzanine-structured loans, fueled in part by historically low interest rates...However in the precarious market of today, where widespread loan defaults are possible, it is this portion of the marketplace that will likely see the most play...To get the view of the market from the mezzanine level, Reis's Sam Truitt speaks with William Darrow, managing director of Wellsford Real Properties, Inc., a real estate merchant banking firm headquartered in New York City.
