"San Elijo Hills may be the last development of its kind in San Diego County, owing to geography more than building industry trends.The simple fact is that most of the county's flat land has already been developed. Much of the land that's left is too steep or too remote for economical development, or is part of dedicated habitat conservation lands required by environmental regulations...Created by Bay Area urban planner Peter Calthorpe, a founder of the New Urbanism movement, the center suggests a design similar to what has evolved in older downtowns, with narrow streets converted to one-way direction to improve traffic."
