According to a Denver Post article, the Denver metropolitan area has 31,000 homes in the development pipeline. All but 2,600 of those homes would be built in suburban counties surrounding Denver.
John Aguilar finds evidence of new waves of greenfield, fringe development outside Denver in the city of Watkins, "where an expansive 9,000-home community, dubbed Prosper, take shape on more than 5,100 acres of farmland surrounding his house."
The $600 million mixed-use project has preliminary approval from Arapahoe County and it's not alone in expanding the footprint of metropolitan Denver. According to Aguilar, Prosper "joins 12,000-home Sterling Ranch, the first phase of which was approved by Douglas County in January, and 10,000-home Green Valley Ranch East in Adams County," as the region's latest "mega master-planned communities."
Aguilar goes on to note that the developers of the next wave of fringe development are claiming to prioritize "walkability, connectivity and community."
