In San Jose, so-called "community centers" strip malls of about 100,000 to 350,000 square feet with a six-mile trade radius have seen their vacancy rates rise from a low point of 1.6 percent during the first quarter of 2001 to only about 3.4 percent during the first quarter 2002.
