"That future includes a doubling of the region's population, a shortage of land available for housing development, a shortage of affordable housing and insufficient improvements in transportation to handle demand...As the region's housing continues to be developed away from its current core, the average resident will drive 38 miles a day instead of the current 23, over more congested roads and the number of hours in a car will quadruple."
