The Los Angeles Conservancy finds 4,255 housing units are being developed in downtown's older and historic buildings, in at least 35 separate projects.
The Broadway Initiative's report, "Housing Conversion in Downtown Los Angeles", summarizes detailed information collected for a new Downtown Housing Database on proposed "adaptive reuse" projects (projects that convert underutilized former office buildings to housing). Among the reports findings are the following:· Two-thirds of the adaptive reuse projects are located in the Historic Downtown area (generally defined as the area from Hill Street to Los Angeles Street, and Second Street to Olympic Boulevard);· The median of the proposed market-rate rents for the projects in development is $1.75 per square foot. While these rents are relatively high, one-third of the projects plan to provide affordable housing, through the use of Low-Income Housing Tax Credits.
