The northern New Jersey suburb of Englewood provides a case study of how redevelopment has succeeded.
"Palisade Avenue, Englewood's broad main commercial street, is bisected by railroad tracks that are used only to transport freight. The lingerie store, which opened in late 2001, is located on the western flank, a section that many residents used to avoid. Surrounding it was a blighted residential neighborhood and a 30-acre park that was a magnet for drug users.These days, however, West Palisade is humming with activity, and the east-west distinction is beginning to fade. Several new projects are in various stages of development, including a $40 million complex that will bring Englewood its first sizable chunk of market-rate housing in decades."
