An innovative project in St. Louis' will revitalize the underinvested Gravois Park neighborhood while delivering housing options to creative types.

"The Land Reutilization Authority (LRA) has granted The Kranzberg Arts Foundation an option to purchase 24 properties in Gravois Park just north of Chippewa and 1 in Dutchtown as part of a scattered sites plan to develop affordable housing and studio space for artists," reports Jason Deem.
According to Deem, the development's business model is the first of its kind in St. Louis, relying on permissive land use regulations with regard to historic designation (its located in a federally designated historic district, not a local one) and historic tax credits (the development won't use them).
